TORONTO — King Blue — a boutique hotel, condo and museum theatre project — breaks g round in downtown Toronto today.

The Shanghai, China-based megastructure developer Greenland Group, which is behind the project, is also developing properties in the U.K., Australia and the U.S., such as the Greenland Centre in Los Angeles and Pacific Park in Brooklyn, N.Y. “[This] is an exciting and busy year for Greenland, and we are pleased this is the time we have chosen to break ground on our first project in Canada,” said Henry Cao, president, Greenland Group (Canada).

King Blue will include a Primus hotel — the first in Canada — a seven-storey boutique property that will feature 122 guestrooms, conference facilities and a rooftop terrace with a pool and lounge. It will be owned and operated by Greenland Group (Canada) and designed by Toronto’s B+H Chil Architects.

The project’s 44- and 48-storey residential towers will be designed by Toronto-based Page + Steele/IBI Group Architects, B+H Architects and Munge Leung . “King Blue is designed as a social hub — a community within a community. Taking cues from hospitality design, we have created multiple gathering and amenity spaces designed from the user perspective, taking into consideration how people entertain and effectively extending one’s living space from their independent unit across the entire building site,” said Alessandro Munge, principal, Munge Leung.
